The elements of purchasing through an
auction are similar to that of a
conventional sale. The biggest
difference is that the date and time
of the sale is predetermined.
If you have not had the opportunity
to attend an auction, we recommend
that you attend a few to become
familiar with the process. After the
auction is completed, feel free to
speak with our staff to receive answers to
any questions that you may have.

updates. When you receive notice of
a property that suits your needs we
suggest that you download the
Property Information Package and
drive by the property at your
convenience, attend the
property inspection and attend
the auction. Be sure to arrive early
to register and walk through the
property one last time.

What
are the terms for the auction?
The terms are set before the
auction. They generally include
registration procedures, closing
dates and the required deposit. This
is done to ensure that all buyers
are competing fairly and equally.
Can I
see the property before the auction?
Property inspections are held at
varying times in advance of the
auction. All properties are open 1
hour prior to the start of the
auction. Some properties may have
advance inspection times, please be
sure
check the auction listing for
specific dates and times.
What
kind of information is available
about the property?
A Property Information Package (PIP)
is provided for each property.
Included are: terms, plats, tax
maps, seller disclosures, agency
disclosures, lead paint disclosures,
termite letters, home inspection
reports, Prelim and more. The PIP
should answer most of your questions
about the property so that you can
make an informed decision.
Do I
need to register for the auction?
Yes. Registration starts about 1
hour prior to the auction time. This
is a good time to get answers to any
last minute questions that you may
have about the property or the
auction process.
Does
the property have clear title?
Yes. Properties are offered with
clear title, free of any back taxes,
mortgages, or other liens
